Facing the Pyrenees, the farm has an area of 50 ha of land (124 acres). It is situated at 50 km from Toulouse, it takes an hour to reach Blagnac Airport and 25 mn the nearest railways station. The buildings are in the core of the land which consists of a single lot with 36 ha (88 acres) of arable land and 14 ha (34 acres) of forest. Wheat, barley, sunflowers rape and hay can grow, you may also breed horses, sheep or cattle. The house of 290 m² (3,122 ft²) consists of 8 rooms and 2 large corridors on 2 levels. On the ground floor the stone walls have a thickness of 1 meter, nevertheless, they are less wide on the first floor. The house is attached to a large cowshed of 150 m² (1,615 ft²) refurbished with concrete which can eventually be used as a workshop. On top of it, there is the same area for storing hay. The living-room and the kitchen have both a redone fireplace which work perfectly well but the whole house benefits from central heating using either heating oil or firewood. The oak roof frame is sound and beams are apparent. The house, the cowshed, a hangar of 127 m² (1,367 ft²), a sheep-fold of 100 m² (1,076 ft²) and a chicken coop of 18 m² (194 ft²) form a U-shaped assembly in order to protect the farm from the west wind . On one other side there is a large independent hangar of 118 m² (1,270 ft²) and a garage of 30 m² (323 ft²) The house faces south from where you can see the Pyrenees. In its center there is a large courtyard with a pond and a vegetable garden surrounded by trees all inside a fenced plot of 3 300 m² (35,521 ft²). Not too far from the buildings, you have access to a well which was previously used to getting drinking water. Since the installation of a water network, it is no longer used but can be returned to service. As it is a touristic area and it is quite hot in summer, you may also increase your revenues with "chambres d'hôtes" therefore a swimming pool, using the natural water from the well, would be an advantage for yourself and your guests. The place is also connected to Internet. Immediately habitable, this cosy property is situated from a short drive of a village and a small town, both offering all amenities. |
