Character farmhouse and converted barn close to the Lot Valley €475,000.00
The property comprises 2 separate dwellings - a house and a barn - set in 0.7115 hectares (1.75 acres) of gated garden in a peaceful rural setting with lovely views over open countryside. Located on the outskirts of the village of Reyrevignes which is a 15 minute drive from the medieval and very pretty market town of Figeac. It is a 5 minute drive to the river Cele and a 20 mins drive to the river Lot itself. The Dordogne valley is 40 mins away. The property is around a half-hour drive directly east from J56, Autoroute 20. Brive is the nearest airport around 50 minutes drive away. Toulouse airport is a 2 hour drive, Limoges is 1.5 hours away and Rodez is around 1.25 hours away. The location is within the Parc Regionale Causses du Quercy which is a protected as an area of outstanding natural beauty by the French authorities. There are over 250 sites of historical interest and many of the villages have been designated as "One of the most beautiful villages in France". This region benefits from being relatively undeveloped with respect to tourism when compared to holidaying at the coast or in the Dordogne. Of particular interest is the very low level of atmospheric industrial pollution in this area giving rise to a night sky teeming with stars and a night time experience visitors will never forget. Having a car or at least access to a car is essential for getting around. However, there is a regular local bus service into Figeac and buses from there to all the major places of interest. Assier railway station is only 6km away from the house and from there a train travels through some stunning countryside to the large town of Brive for sightseeing and shopping. In the nearby village of Reyrevignes there is a bakery producing fresh bread daily. The larger villages of Livernon and Assier (with its famous Chateau dating back to the 16th century) are both just 4.5km away. Both have bars/restaurants as well as bakeries, butchers and convenience stores. Nearby Figeac is just 15 minutes drive away. It supports a wide choice of supermarkets including Leclerc, Aldi, Intermarche and Carrefour as well as a full range of shopping and bar/restaurant facilities. The medieval town centre is beautiful and celebrates Champollion as one of its most famous residents historically. (It was he who deciphered the code of the ancient Egyptian hieroglyphics). Figeac has a wonderful farmer’s market every Saturday in the market square. The town is situated on the River Cele which joins the river Lot at the beautiful and famous village of St Cirq Lapopie. The nearby rivers Lot and Cele are a great attraction for water-based activities and very popular in summer for canoeing, boat trips and fishing. This sparsely populated area also has some fantastic walks without encountering armies of tourists. Reyrevignes has a public tennis court available for hire for a small fee. Local activities include canoeing on the Célé, the Lot and the Dordogne rivers, swimming and boating on the Lac du Tolerme, horse riding, bird watching, swimming and visiting the prehistoric caves at Padirac, Lacave, Pech Merle and Foissac. There are many beautiful nearby villages and market towns including the cliff-side towns of Rocamadour, St Cirq Lapopie, Cordes sur Ciel and Najac. THE BARN - Grange de Rey - is a large (205 sq metres of living space) and imposing, newly-renovated stone building, dating back 200 years. It has been sympathetically restored so that much of the old charm has been retained. The barn is situated on a hillside and has stunning views to the south west. On the first floor ... The barn has everything you would expect from a comfortable family home and is beautifully appointed. The primary feature on the first floor is the large communal living, dining and kitchen area with cathedral ceiling revealing the original oak beams and stone work. The communal living area has a large picture window which opens via French doors onto a raised terrace with its “abri du jardin” – a 9m by 5m in area - providing relaxing outdoor living. The abri is a popular addition to many properties in the area and is effectively a conservatory where the glass windows are replaced with patio screen, excluding flying insects and allowing for alfresco dining with extensive views over the surrounding countryside. In summer, the abri becomes an open-air extension to the living room and the effect is to create a huge living space. There are four double bedrooms on this floor, each with storage space. In addition, there is a bathroom with shower, sink and toilet. On the ground floor ... Bedroom 1 is effectively the master bedroom with room for a king size bed with built-in wardrobes and an en-suite bathroom with a bath/shower, sink and toilet. It also has an external door opening onto the terrace by the pool. Bedroom 2 is a double with an en-suite bathroom with a shower, sink and toilet. It also has an external door opening onto the terrace by the pool. Bedroom 3 is a double. Slightly smaller than the other two ground floor bedrooms but also has a built-in wardrobe, and an en-suite bathroom with a bath/shower, sink and toilet. A family bathroom with bath/shower, sink and toilet is located on the ground floor among with a utility room. Also on the ground floor is a separate kitchenette/lounge/dining area. The barn has been designed so that a 2-bed apartment with bathroom, lounge/kitchette can be occupied self-contained from the remainder of the barn accommodation. This means the barn can be promoted as a 7-bed dwelling sleeping 14 guests in comfort. Alternatively it can be promoted as a 5-bed dwelling sleeping 12 guests. The 2-bed apartment is then available for owner occupation - or as a small gite. The 4.6m diameter pool is above-ground and visible from the terrace which is in full sunshine throughout the day. It is surrounded at water level by a raised area of wooden decking with fence and lockable gate providing security when not in use. The pool is 1 meter deep. THE HOUSE - Maison de Rey - was restored and extended over 20 years ago. Parts of the farmhouse eg the pigeoneer and inglenook fireplace date back 300 years and the house itself is situated on a hillside and has stunning views to the west. The farmhouse has all the character you would expect from an old stone property and with 160 sq metres of living space and it is well appointed. The 9 x 5m pool and terrace is west facing and is in full sunshine throughout the day. The pool is fenced to ensure complete safety. In addition there is an abri du jardin, which is effectively a conservatory with fly screen instead of glass which looks out onto the terrace and barbeque area. There is a total of 5 bedrooms with 2 double bedrooms ensuite on the ground floor and 3 further twin bedrooms on the first floor with a shared shower room and separate toilet. On the ground floor, bedroom 1 is a double with ensuite bathroom with bath/shower and separate toilet. Bedroom 2 is a double with an en suite shower room/toilet. The kitchen is fully equipped with a gas hob and electric cooker and adjacent is the utility room. The ground floor is open plan with the main front door opening onto the sitting room with a wood-burning stove in an inglenook fireplace with a dining area attached. A further three double bedrooms are upstairs on the first floor along with a shower room and separate toilet. The scope for further rental income outside of high season is enormous. The current owner has never had the time or inclination to exploit it. The grounds are extensive so there is space, for example, to put up a marquee and cater for relatively low-cost weddings for all those people who would love to marry in the lovely French countryside but who cannot afford the “Escape to the Chateau” price tag. He has had several enquiries along these lines but not being resident in France and with family and grandkids in the UK the owner has never had the time or inclination. Specialist cycling holidays for the ever-growing population of cyclists who love the relative quiet of the open roads and the breathtaking beauty of the region as a whole. Walkers, hikers, painters! Xmas rentals. In particular, out of high season, there is great potential for B & B guests. A few days at a time, providing breakfasts and evening meals could make a strong and profitable alternative to weekly accommodation-only rentals. All of these are options the owner has contemplated over the years but has never been willing or able to exploit them for work and family reasons. The owner will be 70 years old in October 2021 and his decision to sell after 19 years of ownership is largely age-based. The preparation each summer and in particular maintaining the garden area has become progressively more difficult over the years. In addition, back in the UK, the owner has 6 grandchildren 3 of whom are under 2 years old and 3 of school age and he now wishes to spend more summertime with them in the UK. He feels the time has arrived to pass the baton on to a new owner with the energy and enthusiasm to take advantage of the extensive rental potential and to take the property to its next level. The owner is happy to answer any specific questions regarding the property itself, the village location or the region as a whole.
