"Villa dei Leoni", is a huge Country House, under restoration (internal and external structures and roofs finished) located in Maremma, Cinigiano, South of Tuscany, ITALY, 40 km from the beaches and Grosseto, the main town.

It is located in a natural place, at the top of a hill exposed to the sun, and surrounded by typical tuscany hills covered by forests, olive trees and pastures. The view is unique! From there you have a beautifull sight of Monticello Amiata (a middle-age village), the Amiata mount (where is possible to sky during the winter), and the hills of south Maremma going down to the sea.

"Villa dei Leoni" is suitable for people loving natural surroundings and a really quite environment, far from urban stress. But in half an hour you can reach the wonderful Maremma’s sea coast and sites like Montalcino, Saturnia, in 50m Siena and 1.5 hours Florence. Pisa airport is at 1.5 hours away. The nearest village, Monticello Amiata, with all the services and shops is about 1 km, walking distance.

The country house was built in 1700, and the current planning permission foresees 5 apartments from 84 to 164 sqm (gross surface) each with private entrance and garden. Wood, stone and natural materials have been used to restore it, together with contemporary technologies for insulation, energy saving and earthquakes safety.

The Villa is un-finished inside so there is the possibility to personalize its interiors matching the clients’ needs.The complex is very suitable to create also a luxury B&B + the owner’s home (separate). The B&B could have up to 8/10 double bedrooms with private bathrooms, a common huge living room and dining, and a small spa.The total useful surface is 550m² + private land of 10,000m². Also a private ‘family villa’ with guest house can be planned.
