Part Restored French House with Adjoining Land €50,000.00
This semi detached French Country House has had a good start made on its restoration. The roof has been removed, all damaged timbers removed and replaced, all tile lathes replaced, a waterproof membrane fitted and all new tiles fitted to the rear of the property. The front was tiled with the best of the original tiles. Two extra dormers were fitted to the front and five Veluxe roof lights to the rear.
All ceilings have been taken down and floors taken up in the Grenier. All joists removed, sanded down, worm treated, waxed and replaced. All floor infill and clay and straw removed from the lofts and removed from site. A very unpleasant, dirty job.
The septic tank which was illegal has been replaced with a very state of the art Fosse Septic. All planning applications have been made and granted and all relevant certification and discharge permissions granted.
All internal fitments stripped out and the first en-suite for the master bedroom has almost been completed. First fix electrics and plumbing to the en-suite, bedroom and living room installed.
Double glazed French windows fitted to the rear of the living room allowing the potential for a conservatory to be added. New double glazed window fitted to the rear of the kitchen. Original downstairs windows and shutters have been taken back to wood or metal, and repaired. Two pairs have been refitted the remaining pair are ready to fit.
A period mahogany staircase is about to be fitted allowing access easily upstairs. The two fireplaces require sandblasting and then all the dirty, unpleasant work is completed.
Adequate parking is available to the front of the property and in the large rear field there is access for vehicles from the road. At the side of the house is a lean two comprising two storage rooms, one contains a bread oven.
Most of the work has been done to a high standard by myself, friends and family apart from the major jobs like the roof and fosse septic replacement. These were done professionally by local tradesmen and the work is guaranteed.
What you are getting is a house where all the major dirty, expensive jobs have already been done and where you can still put your stamp on it.
A house in a very rural hamlet with four other families in the South West corner of the Brenne Parc Naturel, famous for its 1,000 lakes and carp fishing.
Nearest boulangerie, bar and mini shop are about 5 kilometres away with a major supermarket, bank, pharmacy about 18 kilometres away.
