Escape the rat race! Sit back on the patio in the warm French sunshine with a glass of chilled white wine and watch the birds on the lake. You’ll still have good internet for home working (though not as high as in London!). And if you need some shopping, it’s only a 10-minute drive to the lively small town of Nogaro, or 15 minutes to the larger town of Aire sur l’Adour. Airports are Bordeaux, Toulouse, Biarritz, Tarbes-Lourdes. Aire also has a hospital with A&E. You can pick up the A65 Bordeaux-Pau motorway in Aire.

Only 30 minutes away is the huge E Leclerc shopping centre in Mont de Marsan where there’s also a station with trains to Bordeaux.  

If you fancy a day on the beach, swimming in the sea and surfing, head to the Atlantic coast – it’ll only take you around 1h 30 mins.

The pretty spa town of Cauterets is also only 1h30, perfect for a day’s skiing in winter or walking in the Pyrenees in summer. There are lots more places to explore – and you can even pop over to do your shopping in Spain if you fancy!

The large arched window/doors let lots of light into the rooms on the ground floor. From the spacious entrance hall, there’s a family shower room, a small office, the master bedroom with small en-suite shower room, and a door through to the dining room. Sit up in bed in the morning and enjoy the views of the lake while you sip your first cup of tea or coffee! The dining room gives access to the kitchen (on the west, patio side of the house) and to the very large lounge. The lounge has a reversible air-con unit, ceiling fans and a wood burning stove.

The house also has oil-fired central heating (condenser boiler) and solar hot water. Upstairs from the hallway you’ll find 3 double/twin bedrooms and another room which could be a child’s bedroom (we had 2’6” bunk beds), or a store room or another office. It would be possible to reconfigure the walls to install a shower room upstairs.

Outside To the front and side of the house is parking for lots of cars.

There’s an attached large double garage with a workbench at the back.

A patio runs along the length of the house on the west side, and wraps round to the north side where It’s nice to sit in the shade on hot days.

The garden is open, apart from a hedge on one side, and is surrounded by fields.

The lake belongs to the neighbouring farmer who uses it to water his maize in summer. There are fish in it – so you can fish occasionally – and the fish mean there’s no (or very few) mosquitos.

Nogaro is a rare small town – it never shuts in the evenings, even in winter. You can always get a bite to eat somewhere, always find a bar open.

If you’re a motor racing fan, you’ll enjoy the meets at the Circuit Paul Armagnac – but even if you’re not a fan you’ll probably enjoy some of the processions in town, particularly the decorated lorries which race in June.

Nogaro has 3 bar/restaurants, 3 pizzeria restaurants and 4 take-aways, as well as Spar (town centre), Carrefour and Aldi supermarkets. It also has schools from nursery to top secondary – the lycée specialises in car mechanics. There’s also a small primary school in the village. In the centre of town there’s a pharmacy and medical centre with GP’s, nurses, physiotherapists, midwives.  

You can buy this wonderful home for much less than a studio flat in London. It’s on the market for 227,000€ - around £192,000.  What’s not to like?

The department of Gers is often described by those who know France as an excellent area to visit, if not the best area of France for Brits who want to relocate. It is not over-run however and indeed, the department has a diverse array of assets to discover, some of them are obvious; the rolling countryside, very mild climate, the Pyrenees mountains, whilst others remain more subtle like the hearty food, local culture, street markets and Gascon traditions. Foreigners often refer to the area as Gascony, referring to the former French province.

The department is generally an agricultural area where the local gastronomy is highly regarded by both French nationals and foreign expats. The most cultivated crops in Gers are Colza, Grain, Sunflowers and Corn. Some of the older locals may speak a Gascon patois, but its usage remains in decline among the younger generations. The largest Gersoise towns in terms of number of inhabitants are Auch, Condom and Fleurance but even these are not overly large.
